I.What these rules cover

  1. 1.

    We rent rooms in the house at Jurgów 105A in Jurgów. The rules below apply to everyone staying with us and to everyone who arrives with them.

  2. 2.

    The property is run by “u Bernadków”, Jurgów 105A, 34-532 Jurgów, VAT ID (NIP) 7361604183.

  3. 3.

    Making a booking means accepting these rules. If something here does not suit you, say so before you book — once you have arrived, it is much harder to change anything.

II.How to book a room

  1. 1.

    There are six ways to book a room:

    1. a.directly on this website — ubernadkow.pl,
    2. b.by phone on +48 503 649 811,
    3. c.by e-mail at [email protected],
    4. d.through Booking.com,
    5. e.through Airbnb,
    6. f.through noclegi.pl.
  2. 2.

    A booking made through Booking.com, Airbnb or noclegi.pl is governed by that service's own terms, including payment and cancellation. The deposit rules in the next section apply only to bookings made with us directly.

III.Deposit and booking confirmation

  1. 1.

    A direct booking becomes binding only once a deposit of 30 % of the total price of the stay has been paid.

  2. 2.

    You have 24 hours from making the booking to pay it. Send the transfer confirmation as a PDF file to [email protected] — only then do we treat the dates as taken.

  3. 3.

    If those 24 hours pass without payment, we will call you first — transfers get stuck and e-mails end up in spam. The booking is released only if we cannot reach you or you confirm that you are cancelling.

  4. 4.

    This is a “zadatek” under Article 394 of the Polish Civil Code, not a refundable advance. In practice: if you cancel the stay, the deposit stays with us; if we cancel it, we return it to you twice over.

IV.Payment

  1. 1.

    The remaining 70 % is paid in cash at check-in.

  2. 2.

    We do not accept card payments — please bring cash with you.

  3. 3.

    We take no security deposit.

V.Check-in and check-out

  1. 1.

    The room is yours from 16:00 on the day of arrival until 11:00 on the day of departure.

  2. 2.

    Arriving or leaving at another time can usually be arranged, but it depends on whether the room is free at that point. Please settle it with the host in advance, not on the day itself.

  3. 3.

    Let us know roughly when you expect to arrive — by phone on +48 503 649 811 or by e-mail. The host hands over the keys in person, so somebody has to be there waiting for you.

VI.Quiet hours

  1. 1.

    Quiet hours run from 22:00 to 6:00.

  2. 2.

    The house has three rooms on one floor and a shared hallway, and sound carries further than you would expect. We ask for this less as a rule than as ordinary courtesy towards the people on the other side of the wall.

VII.Smoking and pets

  1. 1.

    Smoking is not allowed anywhere inside the building — that includes the rooms, the bathrooms, the hallway and the shared kitchen.

  2. 2.

    Pets are welcome, but only by prior arrangement with the host. Write or call before you book: not every room and not every date works for it.

VIII.The shared kitchen

  1. 1.

    The kitchen is shared by the three rooms on the same floor and is open around the clock.

  2. 2.

    Since it is shared, one rule covers everything: leave it as you would like to find it. Wash up after yourself, label your food, and leave nothing on the worktop overnight.

IX.Gazebo, barbecue and playground

  1. 1.

    The gazebo with a barbecue and the playground are on the property's grounds and included in the price of your stay — no surcharge and no need to book them separately.

  2. 2.

    The grounds are not supervised. Children on the playground, on the trampoline and in the gazebo remain in the care of their parents or guardians; we do not replace that supervision and could not.

  3. 3.

    Never leave a lit barbecue unattended. Put the fire out and tidy up after yourself — the next guests often come out the same evening.

X.Parking

  1. 1.

    Parking by the house is free and included in the price of your stay.

  2. 2.

    It is not a guarded car park. You leave your car at your own risk — please do not leave valuables in plain sight.

XI.Damage and liability

  1. 1.

    We take no security deposit because we prefer to start from trust. Liability for damage to the furnishings still rests with you under the general rules of the Polish Civil Code — and that includes the people who came with you.

  2. 2.

    If you find something already broken in the room, tell us at check-in. We do not want you paying for someone else's damage, and we want to know about it before it spoils the next guest's stay.

  3. 3.

    Please report damage you cause as well. A conversation straight away costs everyone less than a discovery made after you have left.

  4. 4.

    Lock the door and close the windows when you go out, and keep the key with you. Our liability for items you bring in follows the Polish Civil Code — larger sums of money and valuables are better not left in the room.

XII.Complaints and disputes

  1. 1.

    Report a complaint or a comment by phone on +48 503 649 811 or by e-mail at [email protected]. We answer all of them, including the uncomfortable ones.

  2. 2.

    The agreement is governed by Polish law, and disputes are settled by the court having jurisdiction under the general rules.

  3. 3.

    As a consumer you may also use out-of-court complaint and redress procedures — including the assistance of the district or municipal consumer ombudsman, or the provincial inspector of the Trade Inspection Authority.
